Residential Property Manager
KSC Management is looking for an experienced, driven property manager to help oversee operations at a 150+ unit residential rental community located in Columbia, SC. Ideal candidates will have a proven track record of efficiently operating communities during a post-renovation, lease-up phase.
Responsibilities:
1. Oversee day-to-day operations of residential properties, ensuring efficient and smooth functioning.
2. Conduct property inspections, addressing maintenance issues promptly and coordinating necessary repairs.
3. Manage tenant relations, including handling inquiries, concerns, and lease agreements.
4. Screen and select prospective tenants through application processes and background checks.
5. Collect rent payments, maintain accurate financial records, and prepare monthly reports.
6. Develop and implement property marketing strategies to attract and retain tenants.
7. Enforce property policies and regulations, ensuring compliance with local laws.
8. Coordinate move-in and move-out processes, including property inspections and security deposit refunds.
9. Collaborate with contractors, vendors, and service providers for property maintenance and improvements.
10. Oversee property personnel to ensure leasing and maintenance goals are being met or exceeded.
11. Stay informed about local real estate market trends and recommend rental rate adjustments when necessary.
12. Attend Regularly scheduled calls with property ownership team to discuss operations and financial performance.
Requirements:
1. Proven experience as a residential property manager or similar role.
2. Knowledge of Appfolio property management software.
3. Experienced user of Microsoft Office Products and/or Google Docs.
4. Excellent communication and interpersonal skills.
5. Ability to multitask, prioritize, and manage time effectively.
6. Detail-oriented with strong organizational and problem-solving skills.
7. Customer-focused, friendly attitude with a commitment to providing quality service.
8. Familiarity with budgeting and financial reporting.
9. South Carolina Property Managers license with a strong understand of local real estate laws and regulations.
10. Bachelor's degree in business, real estate, or a related field is a plus.
